- Conduct a rental valuation and market property accordingly
- Interview prospective tenants over the phone and arrange viewing
- Undertake Credit and Referencing of prospective tenants
- Conduct a right to rent check on all persons aged over 18 years
- Preparation for the tenancy i.e tenancy agreement and other relavant documents
- Transfer the deposit in accordance to Tenancy Deposit Protection Legislation
- Transfer management only of property to Landlord
- Arrange Standing Orders to ASR Property Services Ltd Account
- Monitoring of rental payments and forwarding them promptly to the landlord once received
- Distribution of statement to the landlord with according payment
- Chase and pursue late rental payments
Rent Receipt service: 10% (inc VAT) of the first months rent (subject to a Minimum Fee of £350)

- Tenancy Set-Up Fee: £240.00 per tenancy
- AML & Sanction checks £36.00 per person (each Landlord, Tenant & Guarantor)
- Land Registry Check (for proof of ownership) £15.00
- Right to Rent Checks £25.00 per tenant
- Tenancy Deposit Service Fee £50.00
- Pre-letting Regulation Check £15.00
- Issuing rent increase notice £75.00
- Pet Addendum Fee: £75.00
- Administration of NRL tax returns (if applicable) £50.00 per annum
- Duplication and testing of extra keys: £25.00 plus costs
- Hourly rate for other work £25.00 per hour
Please note that if statements/documents are required by post there will be a minimum charge of £2.40 per item (Inc VAT). Statements/documents sent via email do not incur any charges.
Options such as:
- Inventory prepartions (check-in & check-out)
- Gas Inspections
- Energy Performance Certificates (EPC)
- Electrical periodic inspections and portable appliance testing (PAT)
- Legionella Risk Assessment
are available at additional costs and if the landlord requires them and are invoiced directly from the contractor.
