Once the enquiry has been received we will:

* Contact you to find you a suited property
* Arrange to show you around the property
* If the property is ideal for you, you will then be subject to credit and reference checks – on applying
* On receiving satisfactory checks you will be granted the tenancy with approval from the Landlord
* We will prepare all necessary paperwork for the start of the tenancy
* The first months rent and deposit will be required in advance
* Keys will be handed over with all necessary paperwork on signing the agreements and cleared funds being received

We aim to deliver this service to you promptly so that you can move into your new home.

 

Applying for a property

Before an application is made for a property with ASR Property Services Ltd a 'right to rent' check has to be conducted under section 22 of the Immigration Act 2014. Provided you have the 'right to rent' the application may then proceed. If not, we will not be able to proceed with any property. In addition under the Tenant Fees Act 2019 you will forfeit the Holding Deposit (see Holding Deposit for further information). Also, if successful depending on your Nationality and Visa the right to rent check may be required to be done every 12 months or when your Visa is due to expire. You will need to complete an application form. This enables us to take a reference on each adult who will be resident, and any guarantor(s) (If appropriate). You will also be required to provide proof of your current address. 

We use an independent credit and referencing company to make a decision on your financial suitability for the tenancy. By completing the application form you are consenting to a search of your credit history. In the event of the credit search resulting in your application being refused, we will not be able to give reasons. You will be able to obtain details of the information that resulted in the refusal by applying to the company who held the data and we will provide you with their details upon request.

You will be advised accordingly if we believe you require a guarantor(s). The information you provide will determine this. If you do require a guarantor(s) and cannot get one this may result in the property not being offered to you.

Holding Deposit

You will be required to pay a Holding Deposit equivalent to one week's rental when applying for a property, whilst the check's are undertaken on all the persons' over the age of 18.

A Holding Deposit is taken to show that you are making a commitment for the property and once we receive this the property will be held for you whilst the checks are underway. If you will be looking to move into the property after more than 14 days (deadline for agreement) from when the Holding Deposit is taken this will need to be confirmed upon application.

If the checks are satisfactory, the Holding Deposit can either be refunded in full or put towards the first months rental or deposit (which will be no more than five week's rental). We will require confirmation from you on how you wish to proceed with the Holding Deposit on this basis.

However, if you fail the checks the Holding Deposit will only be retained if the following items occur:

  • False or misleading information has been provided
  • If you fail your right to rent checks
  • If you withdraw from the property 
  • If you fail to respond to reasonable request for information and fail to take reasonable steps to enter to an agreement

Permitted Payments

The agreed rental is a permitted payment and will be due by the day you move into the property (as per the tenancy agreement) and will then be required on the per calendar month unless agreed otherwise. The payment will be in advance and must remain in this manner during the course of the tenancy. A deposit of a maximum of five week's rental will be required once the application has been successful. The deposit will be adhered with the Tenancy Deposit Rules and Regulations and the necessary paperwork will be completed in accordance to this. A Holding Deposit is also classified as a permitted payment.

Default Fees

Default fees will be made to the following: losing keys/fobs and replacement will need to be arranged at your cost, if rental payments are more than 14 days late, making any changes to the existing tenancy or adding anyone to an existing tenancy and looking to move out of the property before the tenancy is set to expire.
